FAQuestions: Contract Renewals

  • Submission should be received by AHSC 120 days before the expiration date of your contract to ensure uninterrupted subsidy payments.

I just received a letter stating my contract expires in 6 months.  I have never had to submit a renewal but think I will choose option 2 – Rents At or Below Market.   What if I choose the wrong option?

If you are not eligible for a certain option, the CCS will let you know.  To help prevent this, look at the Section 8 Renewal Policy guidebook.  If you do not have a hard copy, you can find it on www.hudclips.org.

If you do qualify for Option 2 make sure the following items are included in your contact renewal request:

    • Attachment 3 – Renewal Request Worksheet
    • Tenant 1-year Notification Letter
    • A new RCS based on the Section 8 guidelines
    • Utility Analysis, if applicable
    • OCAF -and/or- Budget-based Worksheet (not to exceed comparable market rents)

My HAP contract is coming up for renewal. What do I do?

Look at the Section 8 Renewal Policy Guidebook.

Depending on the option you are eligible for, submit Attachment 3A and applicable worksheets to AHSC 120 days before your contract expires. Your CCS will process the renewal and rent adjustment if applicable by first confirming your eligibility, then determining the completeness of your submission. If necessary, the CCS will contact you for more information.
